Buy duplexes with long term stable tenants who always pay rent on time & never want to move. Have them pay all utilities & build insurance into the rent so you pay just property taxes.
1M by 100K for a solid duplex in Middle America = 10 duplexes × say 2K net per duplex (Grand net a rental unit) = 20K net a month (17K if you want property management.) Managing 10 duplexes yourself is easy (issue or two a month if that.)
